Our termite inspections follow the requirements of Australian Standards 3660.
The areas we inspect:
- Every room in term, paying particular attention to the wet areas – kitchens, bathrooms and laundry
- Roof void – taking time to inspect each structural timber
- Sub-floor (if you have one)
- Building exterior and surrounding garden beds
- Any garage or outbuilding on the property within 50 m of the main building
- Other timber features on the property, such as fencing, trees, tree stumps, retaining walls, etc (within 50 m of the main building
We take time to carry out a thorough inspection – as a guide, an inspection on a standard 4-bedroom house on a concrete slab would take at least 1.5 hrs.

Our termites inspectors are experienced termite specialists. Not only have they undergone specific training but have years of experience under their belts. They are fully licensed to carry out termite inspections and as a business, MAD ANT Termite and Pest Control are fully licensed and insured to carry out all aspects of termite work. We use several pieces of equipment to help our experienced termite inspectors:

Our experienced inspectors will always say their eyes and experience are their most valuable assets, but the extra equipment helps! A donger is simply a device for tapping wood. It sounds low tech, but it is a quite and easy way to tap timber furnishing in a house to check for issues. A torch is also useful, not only for visibility in dark roof voids and sub-floors, but it’s great for picking up imperfections on walls which may indicated termite activity underneath. A moisture metre is essential for picking up potential leaks behind walls. The Termatrac termite detector can do a number of things, including picking up termite movement behind walls! Thermal cameras can be useful for finding hidden termite nests.
Our termite inspections are designed to uncover termite activity (signs of termite activity) and termite damage. However, it is important to remember it is a visual inspection – we are not allowed to move items or drill into walls. This is why it is important to access all areas of your property. If there are areas we can’t access we will list them as a limitation in the report. If we recommend drilling into walls / removing panelling to get a better look, we will recommend a separate ‘invasive’ inspection.
In addition to termite activity / damage, we will also detail any conditions around the property (such as poor drainage) or building faults (such as leaks) that may make a future termite attack more likely. If a termite protection system or treatment is in place, we will report on its status. The detailed report will include a list of recommendations to protect your home from termites. If we recommend a termite treatment to provide long term protection, we will provide a termite treatment proposal for your consideration.

If you are looking to buy a home or bid at an auction, a pre-purchase timber pest inspection provides essential information about your potential purchase. The inspection needs to follow Australian Standards 4349.3 It is much the same as the termite inspection, except it covers a range of timber pests – subterranean termites, borers and wood decay fungi. All houses in southeast Queensland should have a termite inspection at least annually. This is not just our recommendation, but is the advice from all building authorities, governments and Australian Standards.
As termites can cause significant damage in as little as 6 months, if you don’t have termite protection in place, termite inspections twice a year are recommended.
There are a number of factors that impact the cost of a termite inspection:
- Size of the house
- Construction type of the house (does it have a sub-floor)
- Size of the property (how much land is there to inspect?)
- Other features to inspect on the property (outbuildings, fences, trees, etc)
- Experience and skills of the termite inspector
It is important you choose a termite inspector you can trust (recommendations and Google reviews), who is licensed and fully insured. When you are looking to protect your home (probably your most expensive investment), you want to choose the best, rather than the cheapest.
In Brisbane and southeast Queensland, quality termite inspections start at around $300.
Strictly speaking a termite inspection is only good for the day the termite inspection is carried out, as (in theory) termites could start entering the property the following day.
The most important thing to do is to act on the recommendations in a termite inspection. These recommendations are designed to significantly reduce the chance of experiencing a termite attack.
Yes, annual termite inspections are essential for all houses in southeast Queensland. Even if you have a metal frame home, termite inspections are still recommended – we have seen plenty of metal framed homes where termites have got into the building and damaged floorboards, window frames, etc.
Even if you have termite protection in place, annual termite inspections are required to maintain any warranties and check that the system hasn’t been compromised.

Signs of termites
It’s worth knowing the main signs of termite activity, so if spot something suspicious between one termite inspection and the next, you know you need to give us a call. Other than spotting damage, there are two main signs of termite activity:
- Mud shelter tubes or mudding may be spotted on trees and wood elements, but also on the outside of the house or in the sub-floor or roof void (if they have got into the house). Termites build these mud tubes when foraging above ground, to protect them from predators and drying out.
- Flying termites or alates appear in spring and summer. They are released in large numbers from mature colonies on warm humid nights. These are the new kings and queens searching for a mate to start a new nest. They are attracted to lights. If you find these around your house or piles of wings on the ground in the morning, it means there is a large nest nearby and you should get an inspection immediately.
