Sometimes a complete inspection may not be carried out before providing a quote and proposal. In such cases, the inspection still needs to be carried out before the treatment starts.

The best option will depend on a number of factors, but the main factors will be the construction type and soil conditions around your house. Sometimes more than one option may be suitable. There are two main types of termite management system – soil treatments and termite baiting systems.
Soil treatments involve treating the soil around (and under) your house. They are designed to create a treated zone to stop termites getting in any hidden entry points. Some people call these “termite barriers”.
In most situations soil treatments are our preferred treatment and we recommend Termidor, which is the leading termite protection product. We are fully accredited to apply Termidor which means we can offer the $2 million Termidor Assurance Warranty.
Termidor treatments last for at 8 years in southeast Brisbane. However, it is necessary to carry out any recommendations for remedial work and have annual termite inspections to maintain your warranty.
Termite baiting systems are a smart alternative to soil treatments. Termite baiting systems use the termite’s naturally foraging behaviour and biology against them. Termite baits are placed in bait stations around your house. Foraging termites feed on the bait and take it back to the nest where it is feed to the queen and other nest mates. The bait is slow acting so it is spread around the colony before the termites realise there’s a problem. Baits actually kill the colony reducing the termite pressure and threat on your home.
Termite baiting systems can be used on almost any property, but sometimes they are the only option on houses where the soil conditions are not suitable for soil treatments. We generally recommend the Trelona baiting systems when termite baiting systems are required.
Even with a termite treatment in place, it’s important to have annual termite inspections. There are two main reasons for this:
- Termite treatments are design to prevent concealed termite access to your home – they could still get in by building their mud tubes around a treatment – termite inspections are designed to spot this activity.
- Nature events (roots growing or dogs digging holes) or owner activities (gardening or building) or tradesman work (putting in drainage or utilities) can all potentially compromise a termite treatment.

Termite Treatment FAQ
The cost of a termite treatment depends on a number of factors:
- Size of the house
- Construction type of the building
- The depth of the foundations
- The type of soil around the building
- The amount of hard surfaces around the perimeter of the building
- The type of product used
The two types of termite treatment have different cost structures – typically soil treatments are more expense to install but have lower annual fees, whereas termite baiting systems are cheaper to install but have higher annual maintenance fees.
Prices for termite treatments in southeast Queensland start at $5000 for an average house on a concrete slab, but the price can be double that or more for large properties.
There are a number of factors that impact how long a termite soil treatment lasts, including:
- The type of product (insecticide) used
- Soil type
- Amount of rainfall
On top of these factors, disturbance of the soil treatment will compromise the integrity of the treatment. Building activity, tradesmen working, tree roots, dogs digging, etc, will all break the continuity of the treatment. For this reason annual termite inspections are essential to check the treatment remains undisturbed.
There is no one best termite treatment, there is only the best treatment for your property. And for many properties, more than one treatment option would be suitable. That said, for properties which allow it, MAD ANT Termite and Pest Control would generally recommend a soil treatment using Termidor as the gold standard. Soil treatments require the lowest maintenance and in Brisbane, Termidor treatments will last for 8 years, and can come with a $2 million Termidor Assurance Warranty (conditions apply).
Theoretically you can do your own DIY treatment. But there’s a big BUT, for a number of reasons:
- A professional termite treatment from a reputable company is backed by their insurer, so if the unexpected happens, you may be covered. If you do the treatment yourself and it fails, it can be a very expensive DIY treatment!
- Homeowners simply don’t have the equipment to apply a soil treatment correctly. By the time equipment and product has been bought, it is generally cheaper to pay a professional.
- Dealing with termites isn’t just about applying product, it’s important to understand their behaviour and detect their activity on site. This is what you’re paying a professional for.
- Baiting systems may look like a simple thing to install, but managing a baiting system is not just about placing bait stations in the ground and waiting. Inspecting the baits and the building is all part of the treatment and homeowners do not have the skill, experience of equipment to do this.
